FAQs
What does a damp survey involve?
A damp and timber survey is a specialist inspection focused on identifying issues such as damp, condensation, timber decay and woodworm within a property. We assess visible signs, take moisture readings and use our experience to determine the likely cause of any problems, rather than just the symptoms. As an independent surveyor, we provide clear, unbiased advice on what—if anything—needs to be done, without recommending unnecessary treatments or remedial work.
Do you carry out repair or damp proofing work?
No. We are completely independent and do not carry out any installation or remedial work. This means our advice is always honest, unbiased and based solely on what the property actually needs—without any sales agenda. We do have install partners that we have a long and trusted relationship with, so we can arrange for specific quotes.
What areas do you cover?
We provide property surveys across Stockport and Greater Manchester, including surrounding areas. If you're unsure whether we cover your location, feel free to get in touch.
What is the difference between a damp survey and a homebuyer survey?
A damp and timber survey focuses specifically on identifying moisture issues and timber defects, such as rot or woodworm. A homebuyer survey provides a broader overview of the property's overall condition, highlighting any visible defects and potential risks.
How long does a survey take?
Most surveys are completed within 1-2 hours, depending on the size and condition of the property. Reports are typically delivered within a few days.
Will the report be easy to understand?
Yes. Our reports are written in clear, straightforward language, avoiding unnecessary jargon. We highlight key issues and provide practical advice so you know exactly what to do next.
Can a survey help me renegotiate the price?
Yes. If significant issues are identified, your survey report can be used as evidence to renegotiate the purchase price or request repairs before completion.
What types of properties do you survey?
We survey a wide range of residential properties, including older, traditional buildings and more modern homes. Our experience allows us to identify issues specific to different types of construction.
Is the survey invasive?
No. Our surveys are non-invasive, meaning we do not lift floors, remove finishes or carry out any destructive work. The inspection is limited to visible and accessible areas of the property. However, our experience allows us to identify signs of underlying issues, such as damp or timber defects, and advise if any further investigation may be required.
